Colchester housing market update

Colchester’s housing market has shown a degree of resilience despite a slight softening over the past year. According to the November 2025 House Price Index, average property prices in the area dipped marginally by 0.1%, reducing around £300 from the value of a typical home. While this contrasts with the wider UK picture—where prices increased by 1.1% over the same period—Colchester continues to outperform the national average, with the typical property now valued at approximately £305,200 compared to the UK average of £270,300.

Short-term monthly figures show a slight easing, but when viewed over a longer horizon the picture remains positive, with average values rising by around 13% over the past five years.
