Why property inspections are more important than ever

Recent industry research following the introduction of the Renters’ Rights Act highlights a growing concern about how often rental properties are inspected. A survey of 885 UK landlords commissioned by Inventory Base found that 46% of landlords plan to inspect their rental properties no more than once a year, with some only carrying out inspections when a tenant reports a problem. With the move away from fixed-term tenancies, many properties may remain occupied for longer periods without the traditional checkpoint that came with a tenancy renewal, increasing the risk that condition issues go unnoticed.

At Greenwood Property Consultants, we take a different approach. We provide independent property inspections every quarter, each supported by a full written report and detailed photographs. Unlike many agents who inspect only annually, our quarterly inspections ensure that any maintenance concerns or signs of wear and tear are identified early and addressed promptly. We believe that regular, structured inspections help maintain the high quality and condition of rental properties, protect landlords’ investments, and ensure tenants continue to live in well-maintained homes.
